All new non-residential buildings must comply with Part F2 of the Building Regulations Northern Ireland; the Simplified Building Energy Model (SBEM) is an approved method for undertaking Part F2 compliance calculations.

Simplified Building Energy Model (SBEM) calculates the energy used and CO2 emissions generated by a building, through the modelling of the building’s features, including:

  • Building Geometry, location and orientation
    • Thermal Performance (U-values, air tightness)
    • Building Services (Heating, Ventilation, Air Conditioning)
    • Lighting
    • Heating and Lighting Controls

Upon completion of the build, the SBEM assessment is upgraded to an ‘As Built’ SBEM calculation incorporating any changes from the initial design. Our assessors will collect this information whilst on site completing the Airtightness test to allow the ‘As Built’ SBEM Calculations and Energy Performance Certificate (EPC) to be issued at the same time, thus ensuring a streamlined process.
